Mix flour and granulated sugar together.
Bring 1/2 cup margarine, oil and water to a boil; pour over flour mixture.
Beat thoroughly.
Beat in eggs, 2 teaspoons vanilla, cinnamon, baking soda and buttermilk.
Pour into greased 17 x 11-inch pan and bake 20 minutes in 350Β° oven.
