Mix first 4 ingredients together.
Separately mix brown sugar with cinnamon.
Pour half of batter in pan 9 x 12-inches.
Place half of brown sugar and cinnamon mixture on top.
Swirl with knife. Pour remaining batter on top of this.
Pour remaining brown sugar and cinnamon mixture and swirl again.
Bake at 350Β° for 30 to 35 minutes.
