In a saucepan melt butter, oil, cocoa and water and bring to a boil.
Mix with flour and sugar in a large mixing bowl.
Then add buttermilk, eggs, cinnamon and vanilla.
Pour into a greased and floured sheet pan and bake at 400Β° for 25 minutes.
